ARCHITECTURAL CONTROLS AND USE RESTRICTIONS
(l)
Use of Common Elements.
Except for the right of ingress and egress, the Owners of
Units are hereby prohibited and restricted from using any of the
Common Elements, except as my be allowed by the Association’s
Board of Directors or as expressly provided herein.
It is expressly acknowledged and agreed by all parties
concerned that this paragraph is for the mutual benefit of all
Owners in the Development and is necessary for the protection of
said Owners.
The Board of Directors by unanimous vote have
authorized ONLY the following uses of the common elements of the
association in an effort to maintain safety and comply with the
codes of the fire marshal of Roswell, the Board is mandating the
following guidelines to the use of common property within the
buildings.
(1)
No owner or resident may attach anything to any
portion of the condominium property in such a way that would
penetrate with nails or screws the hardy board siding, ceilings or
railings.
(2)
No owner may allow any personal items to be placed in
the common area of the buildings with the exception of one (1)
wreath no more than 24 inches in diameter that may be attached only
to their door.
(3)
The owners may have one door mats in front of their
doors no wider than the door frame.

(4)
No pots or planters may be placed on the railings of
the common areas of the property.
(5)
No owner or resident may plant or cut any foliage
within the common area of the property.
(6)
No owner or resident may leave any personal items in
any common area of the property including but not limited to the
grass areas or flower beds. Personal
vehicles are covered under Section 14 (e) of the association’s
Declaration of Condominium.
(7)
No animals are to be fed within the common areas of
the property. All
outdoor food dishes must be within the unit’s limited common area
(patio or balcony)
The Board is clarifying the current use
restriction and allowing the additional wreath and mat which are
permitted by the fire code in an effort to make sure that the
buildings are in compliance with Roswell City Fire Ordinances and to
protect the condominium property.
This revision further puts all owners and
residence on notice that they are responsible not only to the
association for violations and are subject to fines by the
association for non-compliance, they are also responsible for any
fines imposed by the City of Roswell for non-compliance with the
fire codes.
